Free buyer leads for realtors: what free actually costs

Free buyer leads do exist, in the sense that some routes cost no money to start. None of them costs nothing. Each one asks for time, consistency or somebody else's yes. Here is the honest list.

People you already know

Your sphere costs nothing and asks for one thing: staying in touch on a rhythm, without making every touch a pitch. A short note when something changes in your market does more than a monthly sales email.

Hosting other agents' open houses

Free, and one of the few routes that puts you in front of active buyers this weekend. It asks for an afternoon and the listing agent's permission. Ask in your own office first.

Local groups and events

Neighborhood groups, school events, local business meetups. Free to join and slow to pay off. Answer questions, be useful, and let people find out what you do. Most groups ban promotion, and the agents who ignore that get removed.

Posting listings you have permission to market

Posting a home to Facebook Marketplace costs nothing. The cost is the permission, which you get from your own brokerage under its rules or in writing from the listing agent or managing broker for anybody else's listing, and the time to write each post properly and keep it current. A proper post names you, names the brokerage that holds the listing, and says you are marketing it on their behalf. what a compliant post looks like shows one.

What free does not include

Free routes trade money for hours. If your hours are the thing you are short on, the question becomes which part of the work you would pay to hand off, not whether a lead can be free.

Where Listing AutomatEr fits

Listing AutomatEr is not free. It is a paid desktop app with a free trial, and what you pay for is the posting: the app builds each post from the listing record, writes the attribution and the disclosure, and posts to Facebook Marketplace on your schedule. The permission is still yours to get, and the conversations are still yours to have. The price is on the pricing page.

Nothing here is legal advice. Real estate advertising rules vary by state and by association, and your own brokerage's rules sit on top of both.
