How permission works

You only post listings you're authorized to market.

1

Your brokerage's inventory — per your brokerage's marketing policy.

2

Other brokerages' listings only with their explicit written permission.

3

The app handles the AZ disclosure on every post — "Marketed by", "Listing courtesy of", "Marketing on behalf of", license # & Equal Housing.

We built this legal so you don't have to write the footer. Your brokerage policy still applies — check before you post.

A normal Tuesday

Queue Tuesday morning. Buyer DMs by Wednesday.

Connect your brokerage's listings once. The app drafts unique Marketplace copy per home, posts on a schedule up to 30/day, and attaches the AZ disclosure. Buyers DM you direct on Facebook.

A Tuesday 8:14am

Open the app, queue listings.

Your brokerage's active inventory is already loaded. Pick which listings to market this week. AI drafts a unique post for each.

B Throughout the day

App posts to Marketplace.

Up to 30 posts/day, paced. Every post auto-attaches "Marketed by", "Listing courtesy of", license #, and Equal Housing notice.

C Wednesday morning

Buyer DMs land in your Facebook inbox.

Direct, no portal between you and the buyer. Work the conversation like any other lead. Convert to buyer-broker.

Setup note: the desktop app pairs with a Chrome extension — the app handles listings + AI copy + scheduling, the extension actually posts to Marketplace (Meta requires browser-side posting). The Chrome window the app opens must be signed into your Facebook account.

Who I am

John Schuch — Founder, Listing AutomatEr

I've spent enough time around the AZ real-estate market to watch year 0–3 buyer agents work hard for leads they never quite see — portals taking a cut, monthly meters running whether anything closes or not. Facebook Marketplace is a channel most agents skip because posting AZ-compliant listings by hand is tedious. So I built the desktop app I wished existed: the listings you're authorized to market are right there in the app, AI drafts the copy, the disclosure goes on every post, buyers DM you direct.

I read every email at john@listingautomater.com. P.O. Box 40222, 450 W 14th Ave, Denver, CO 80204.

Questions

The honest answers

Is this allowed under AZ rules?
You only post listings you're authorized to market — your brokerage's inventory per its policy, or another brokerage's listings with their explicit written permission. Every post auto-attaches the required AZ disclosure ("Marketed by", "Listing courtesy of", "Marketing on behalf of", license #, Equal Housing). Your brokerage policy still governs what you advertise; check before you queue.
What if my broker says no?
Then you don't post. The app respects whatever your brokerage's marketing policy is. Most AZ brokerages allow agents to advertise their brokerage's listings on social channels with proper disclosure — that's exactly what we automate. If you're unsure, ask your designated broker before subscribing. Cancel anytime if it doesn't fit.
How is this different from Zillow Flex / OpCity / Premier Agent?
Flex/OpCity take a referral cut on every closed deal (typically 15–40%). Premier Agent bills monthly whether anything closes or not. Listing AutomatEr is a flat tool subscription — you keep your full commission, and the buyer DMs you direct on Facebook. Different category: this is a posting tool, not a portal or referral network.
Can I run this on my phone?
No — it's a Mac & Windows desktop app (with a Chrome extension). Buyer DMs land in your Facebook inbox so you can reply from your phone, but the posting itself runs from your computer. Use the "Email me the link" button on this page to send yourself a reminder.
What's the refund policy?
No refunds. Cancel anytime — your subscription stops at the end of the period you've already paid for. Full refund policy here. We'd rather you leave on good terms than feel locked in.
How do my listings get into the app?
Your brokerage's active listings are already in the app. Pick the ones you're authorized to market, AI drafts the post copy, you review, then queue. You're always in control of what gets posted.
Will Facebook ban my account?
We can't make guarantees about Meta's enforcement. The app paces posts (up to 30/day, spread out), uses unique AI-drafted copy per listing, and runs from your machine signed into your account — designed to look like normal agent activity, not bulk spam. Use a Facebook account in good standing.
What kind of support do I get?
Email support at john@listingautomater.com. I read every email myself. Founder run shop — not a 24/7 call center, but you'll hear back from a human who knows the product.
