How to respond to "Is this still available?"
Someone writes "Is this still available?" on your Marketplace post. Paste the address, pick whose listing it is, and get a reply for each answer: still available, under contract, sold. Everything you type stays in your browser. It is not sent to us and it is not stored.
Your replies
Before you send
- Check the status on the listing record first.
- Answer in Messenger, where they wrote to you.
- Book showings through the listing side for your buyer. Price and terms are the seller's call.
- If a buyer asks you to stop, stop.

Listing AutomatEr writes and schedules your Facebook Marketplace posts, each with a Marketed by line, a Listing courtesy of line and an on behalf disclosure, so a reader knows whose listing it is. You answer your own messages. Permission to market a listing is yours to get first.

What to say when someone asks if a home is still available
Marketplace hands buyers a ready made first message, which is why so many threads start with the same few words. The person has told you one thing: they want to know the status. A good reply answers that, says whose listing it is, and asks one question.
If the home is still available
Hi, this is Sam. Thanks for asking about 123 Example St. Yes, it is still available. Are you hoping to see it soon, or are you still getting a feel for the area?
If it is another brokerage's listing you have permission to market
Hi, this is Sam. Thanks for asking about 123 Example St. I'm not the listing agent. This home is listed by another brokerage and I am marketing it with their permission. The listing record shows it as available. I can request a showing through the listing side for you. Would you like to see it this week?
If it is under contract
Hi, this is Sam. Thanks for asking about 123 Example St. I'm not the listing agent. This home is listed by another brokerage and I am marketing it with their permission. The listing record shows it as under contract. Are you open to similar homes in the same area?
If it has sold
Hi, this is Sam. Thanks for asking about 123 Example St. I'm not the listing agent. This home is listed by another brokerage and I am marketing it with their permission. The listing record shows it as sold. Which area and price range are you looking in?
Three habits hold every reply together. Check the listing record before you type, so the status is true. Keep price and terms with the listing side, because those are the seller's call. Ask one question, because two questions usually get one answer. For the longer version, read what to say when a message is about another brokerage's listing.
Common questions
Do I have to say I am not the listing agent?
Say it in the first reply when the listing is held by another brokerage. The post already carries the on behalf line, and saying it again keeps the conversation plain. What you must disclose is set by your state and your brokerage.
What should I ask after is this still available?
One question, not a list. If the home is available, ask whether they would like to see it. If it is under contract or sold, ask about the area and price range they want.
What do I say if the home is under contract?
Say so, then ask if they are open to similar homes in the same area. Read the status on the listing record first, because a Marketplace post can lag behind it.
Can I move the conversation to text or a phone call?
Ask in Messenger first. The person wrote to you there, and a phone number is theirs to give.
Does the tool send anything?
No. The replies are built in your browser. You copy the one you want and send it yourself.
