How to calculate your side of a commission

The math has four steps, and the order matters because each step works on what the last one left.

  • Sale price times the percent on your side gives your gross commission, or GCI.
  • A referral fee comes off that number first.
  • Your brokerage takes its share of what remains, until any cap stops it.
  • Per deal fees, such as a transaction fee, come off last.

What is left is not take home pay. Taxes, your association dues, your signs and your marketing all come after it. Agreements differ on the order, especially on whether the split runs before or after a referral fee and on how fees count toward a cap, so read yours and change the inputs to match it.

If a referral fee is the number you are weighing, the referral fee calculator shows it per deal and across a year, and how much a referral fee is covers how those fees work.

Common questions

How is a real estate commission calculated?

Multiply the sale price by the percent on your side. Commissions are not set by law and are negotiable, so use the number in your own agreement. A referral fee, if any, comes off next, then your brokerage takes its share of what remains, then any per deal fees.

What does a 70/30 split mean?

You keep 70 percent of the commission that reaches you and the brokerage keeps 30 percent. Enter 70 as your share. Some brokerages apply the split to the gross commission and others apply it after a referral fee, so check your agreement.

What is GCI?

Gross commission income, the commission you earned before the brokerage share, fees, taxes and expenses. The first line of the result is your GCI on that deal.

What is a cap?

A cap is the most a brokerage takes in its split during a set period, often a year. Enter what you have left to pay, and the calculator stops the brokerage share there.

Does this show what I will earn?

No. It is arithmetic on the numbers you enter. It does not know your market, your expenses or your taxes.
