Free guide for licensed agents
How to post a listing to Facebook Marketplace with the attribution and permission line
Six steps, no app needed. I build software for agents, and this is the checklist behind every post the app writes. Do it by hand and it works the same.
1. Get permission first
Marketing your own brokerage's listing means following your brokerage's rules. Some allow it broadly, some limit it, some do not allow it. Marketing another brokerage's listing means asking its listing agent or managing broker. Ask for the address, the time frame, and any conditions they set. Some brokerages say yes to a single listing and some say yes to all of their inventory. Getting a yes is your job, and keep it in writing. Need the ask written for you? Use the free permission letter.
2. Pull the facts from the listing record
Take the price, beds, baths, square feet and address from the record itself, not from memory. Use only photos you are allowed to use. Check that the home is still active before you post.
3. Write the three lines
Every post carries three lines a reader can see:
- Marketed by and your name.
- Listing courtesy of and the brokerage that holds the listing.
- A short line saying this is not your listing and you are marketing it on that brokerage's behalf with permission.
The brokerage named is the one that holds the listing, which may not be yours.
4. Add what your state asks for
Every state commission publishes its own advertising rules, and your brokerage can be stricter. Read yours before you post. Two examples of how they read are on the permission page. This is general information, not legal advice.
5. Post it, and answer messages plainly
Post it as a home for sale with the lines at the bottom of the description. When someone messages, say you are not the listing agent. Whether you help that person buy is a conversation for your own buyer agreement and your brokerage's rules.
6. Take it down when permission ends
Keep a note of each permission and the date it ends. When the window closes, or the home is no longer available, remove the post.
Or let the app do this for you.
Listing AutomatEr writes these lines on every post, posts to Facebook Marketplace from your desktop on a schedule, and holds back any listing with no brokerage on record. Getting permission stays your job.
