Why I built this

I am a former Arizona real estate agent who worked the Phoenix market. I watched what was happening to AZ buyer-agents around me. Their phones did not ring. Their pipelines were empty. The portals were the only source of leads they could find, and the portals knew it.

Published portal referral fees land in the 15 to 40 percent range. An agent finally closes a buyer at a $450,000 price point, and a third of the commission walks out the door before the wire even hits. That is not a marketing tax. That is a structural problem.

I wanted buyer-agents to have a way to source their own buyer conversations without paying a third of every close to a portal. So I built one.

What I built

Listing AutomatEr is three pieces of software. A Tauri desktop application for macOS and Windows. A Chrome extension that handles the Facebook side. A Node sidecar that orchestrates the two.

The agent picks listings they have permission to market, from their own brokerage or from another brokerage where they have explicit permission from the listing agent or managing broker. The app posts those listings to Facebook Marketplace on a schedule. Every post auto-generates the Arizona compliance attribution: "Marketed by [agent], Listing courtesy of [brokerage]," with the required "marketing on behalf of" disclosure baked in.

Buyers browsing Marketplace DM the agent directly. The agent converts the conversation into a buyer-broker client. The buyer-side commission stays with the agent. No portal cut.

What I will not do

  • I will not promise you a specific number of leads. I have no idea how Facebook Marketplace will perform in your zip code, with your listings, on your schedule. Anyone telling you otherwise is guessing.
  • I will not promise you a specific commission outcome. Closings depend on you, your market, your skill, and your follow-up. The software posts listings. You close deals.
  • No false promises about refunds. The published refund policy is no refunds, cancel anytime. All charges are final. No contract, no cancellation fee, no penalty.
  • I will not sell, rent, or share your contact information with anyone. Your data lives between you, the application, and the payment processor. That is it.
